During a rental viewing, ask factual questions and record the answers. Use エアコンはありますか for equipment, 駅まで何分ですか for stated access, and 初期費用はいくらですか for the listed initial-cost total. A viewing helps you collect facts; only the written explanation and contract establish the actual terms.

Record facts for later confirmation

A rental apartment viewing
  1. Leo enthusiastically gestures toward the bright room with pen near a blank sheet while Maya gives a calm pause hand; nothing is signed.

Leo likes the bright room and says he understands the whole offer.

    Leo

    ここにします。

    I'll take this one.

  2. Maya separates an eye-and-room card, a spoken-answer question card, and a closed blank document card while Leo lowers his pen.

Maya separates visible facts from costs and contract terms that still need documents.

    Maya

    見る・聞く・書類で確認

    Look, ask, confirm in documents

  3. Leo asks an anonymous rental employee about air-conditioning, a generic station route, and separate blank cost rows while taking notes without prices or promises.

Leo asks about equipment, access, and itemized initial costs while taking notes.

    Leo

    初期費用の内訳をお願いします。

Please show me the initial-cost breakdown.

  4. Leo and Maya mark unanswered equipment, access, and cost fields with question marks, keeping a closed unsigned document and pen separate.

He marks unanswered items for the later written explanation instead of guessing.

    Leo

    契約の前に確認します。

    I will confirm before signing.

Compare the viewing notes with the documents

Create three columns after the visit: 見たこと (what you observed), 聞いたこと (what you were told), and 書類で確認すること (what to verify in documents). For example, seeing an air conditioner does not prove it is landlord-provided equipment; hearing “internet included” does not establish the speed, provider, or fee conditions.

Ask about dates and amounts with units: 毎月ですか (“Is that monthly?”), 契約の時だけですか (“Only at contract signing?”), and 更新の時にも必要ですか (“Is it also required at renewal?”). Record tax or fee inclusion exactly as explained, then verify it in the itemized documents.

Also note practical uncertainties such as mobile reception, sunlight at the viewing time, noise at another hour, evacuation routes, and furniture measurements. A viewing cannot resolve every future condition. The task is complete when you have comparable facts and a written-question list, not when you feel pressured to answer immediately.

Housing-information boundary

Source check (July 12, 2026): the Ministry of Land, Infrastructure, Transport and Tourism rental guide remains available with multilingual checklists and sample documents. This lesson is language practice, not legal or financial advice; verify terms in the actual documents and obtain qualified help when needed.

Leave the viewing with facts to compare

  • Separate visible facts, spoken answers, and written terms.
  • Ask whether equipment is included, not only present.
  • Request an itemized cost breakdown.
  • Confirm conditions in the documents before deciding.

Carry viewing notes into later housing problems

Exact equipment, access, and condition notes make a later repair or utility report more precise. Keep those notes factual; the manager, provider, and written documents still decide responsibility and procedure.

Try the real-world task

Complete a viewing fact sheet without treating language examples as housing advice.

Ready means:

  • I can ask about equipment and access.
  • I can identify listed recurring and initial costs.
  • I can mark details that require professional or contract confirmation.
